Kearney Lodge homes that are for sale are listed by the home-owner and/or their listing agent. To see what homes are for sale, we recommend that you drive through the Lodge to view current listings.
We are an OWNER OCCUPIED PARK. We do not allow subleasing or rentals.
Only persons who have applied for and have been accepted as tenants shall occupy a mobilehome on the leased space. The registered owner of a mobilehome on the leased space must apply and qualify for tenancy and must occupy the mobilehome upon acceptance to reside at the space.
If you decide that Kearney Lodge is the place for you, here are some helpful facts of which you will want to be aware:
2024 Space rent: $1220.00, $1235.00, $1245.00. You can find rents for a particular space on our Rent Map.
Utilities: $35.00 for trash and recycling. Trash and recycling increases occur when we receive rate hikes. Sewer, electricity, water and gas are metered at each space.
Kearney Lodge is zoned light industrial. We are not in a flood, fire or earthquake zone but it may be to your advantage to purchase a Escrow Disclosure Statement during escrow.
Each applicant for residency must acknowledge that his/her application for residency will be accepted based solely upon his/her application and qualifications and not those of any other persons.
Each applicant for residency must represent in writing to the Community that the leased space (Homesite) is, and will be, the applicant's permanent and primary place of residency and that no other person will reside in the mobilehome on the leased space without the applicant's presence regardless of whether they have been listed on the application or lease agreement as an additional occupant.
fixing up a home
If any portion of the exterior of the home or its accessory equipment or structures or homesite area are damaged or worn out, the damage must be repaired or item replaced within thirty (30) days. This includes, but is not limited to, damage to the siding of the home or storage shed, awning supports, down spouts, skirting, steps or porch.
Homeowners must obtain Community's consent prior to doing any major repair, any new build, or painting of the exterior of his/her mobilehome or storage shed.
You can use our Plot Plan form if you’re doing something simple. If you’re wishing to embark on a more ambitious project, we suggest a detailed sketch with measurements be submitted.
Once we review your plan, we’ll be able to let you know if it’s full steam ahead or if you need to alter you plan to comply with Kearney Lodge rules or building codes.

Not feeling the DIY? If you’re going with a contractor, make sure they are licensed and bonded, and we recommend you get 3 comparative quotes.
Landscaping
All trees on a home space are the responsibility of the homeowner to maintain, with the exception of the super tall palm trees. Invasive trees, like the ficus, are not permitted.
Please remember to call DigAlert if you are digging 10” or below the ground surface.
Hardscaping
Hardscaping may involve creating a patio area with pavers, adding rocks, or maybe a fountain!

If it's time to sell your home at Kearney Lodge, here's some information we think may be helpful to you. At any time a Homeowner wishes to place his or her mobilehome on the market to be sold, which is to remain in the Community, the Homeowner shall first notify the Management by filling out an Intent To Sell form.
The Management shall then conduct an inspection of the mobilehome exterior and space. All mobilehome exterior and space repairs and maintenance items noted by the Community management shall be corrected prior to listing of the mobilehome for sale and as a condition of allowing the mobilehome to be sold to remain on site.
Homeowners are responsible for paying their space rent and utilities until the home is sold to a qualified applicant.
removing
In some cases. a home is deemed “a pullout” during inspection. This can occur when a home is old or damaged.
In other cases, a homeowner may need to leave without selling their home. In both cases, the homeowner must clear the lot of the home and and any debris, leaving it ready for a new home to be installed.
The owner is responsible for space rent and utilities until the lot is cleared.
